What Campus Galleries is
Campus Galleries is an online board where students publish profiles saying they're looking for accommodation, and verified landlords can view those profiles and send them offers. Campus Galleries doesn't list rooms publicly, recommend or match properties, collect rent or deposits, or take part in leases. Landlords and students deal with each other directly.
For students
- The service is free. You must be 16 or older. If you're 16 or 17, a parent or guardian must confirm by email before your profile is shown.
- Use your real name and keep your profile accurate. Don't put phone numbers, emails or addresses in "About you".
- You decide who gets your number by accepting or declining offers. You can pause your profile or delete your account at any time.
- We verify landlords, but we can't guarantee every room or person. Never pay a deposit or any fee before you've viewed the room in person and signed a written lease. Report anything suspicious.
For landlords
- Account and verification. Use your real name and accurate details. You must prove you own or are authorised to let the property. We may decline or end access at our discretion.
- Plans. You can use Campus Galleries on the free plan, which allows a limited number of offers. Paid monthly plans allow more; their prices and limits are shown in the landlord app before you pay. Each payment buys one month and nothing renews automatically; when a paid month ends your account returns to the free plan. There's no commission and no fee per tenant.
- Rooms and offers. Only offer real, available rooms, with honest rent, photos and details. Room pages are shown only to the student you send an offer to.
- Photos. By uploading photos you confirm you have the right to use them. We automatically adjust light, colour and sharpness and add our logo.
- No money before a viewing. Never ask for a deposit, holding fee or any payment before the student has viewed the room in person.
- Students under 18. Their profiles are marked "Under 18". Involve their parent or guardian in viewings, and sign any lease with the parent or guardian's assistance.
- No unfair discrimination. You must not unfairly discriminate against prospective tenants, as required by the Rental Housing Act 50 of 1999.
- Personal information. Use student details only to offer that student accommodation. Don't share, sell or keep them for anything else. Once you hold them, you're responsible for them under POPIA.
- Your obligations as a landlord. Leases, deposits, inspections and everything else about letting your property are your responsibility under the law.
For everyone
- Keep your password private. You're responsible for activity on your account.
- Don't harass, mislead or scam anyone, and don't scrape or copy the board.
- We may suspend accounts that break these terms or that are reported for scams, harassment or discrimination.
- Campus Galleries is provided as is. To the extent the law allows, we're not liable for agreements between students and landlords.
- South African law applies. Questions: use "Message us".
